The Southport coastal community of Seawatch at Sunset Harbor was chosen by Coastal Living as the site for the magazine’s 2009 Idea House.
Coastal Living Idea Houses are nationally recognized by the magazine’s three million readers as the best designed, constructed, and decorated homes in the country. Coastal Living constructs special Idea Houses in hand-selected communities that represent responsible consciousness to shoreline preservation and sensitivity to natural environments, as well as present the best in coastal home design innovation, décor, and construction.
“Over the past 10 years we have been looking at what was happening in Brunswick County. Last year we looked at Seawatch at Sunset Harbor and I have to tell you, it was love at first sight,” said Alison Thomas, Homes Director for the Coastal Living Idea House. “They have a good vision for today and for generations to come, great architecture, a commitment to using sustainable products and to protect the environment...overall, Seawatch has it all.”
With over two decades of experience designing and building luxury coastal communities in southeastern North Carolina, master builder and CEO of The Coastal CompaniesÒ, Mark Saunders, is honored Coastal Living chose SeawatchÒ as the site, and Mark Saunders Luxury HomesÒ as the builder for the project.

The Seawatch at Sunset Harbor community consists of 3,000 acres of maritime forests, tranquil winding creeks and ponds, and beautiful waterfront views of the Atlantic Intracoastal Waterway. The 2009 Coastal Living Idea House will be an original Cape design built by Mark Saunders Luxury Homes in the Tidal Village of Victoria on a natural bluff overlooking the peaceful tidal waters of Mercer Mill Creek and lush wildlife preserve areas.
Cape style architecture had its beginnings in the Boston area in the early 1880’s and is recognizable by its gambrel and bell-shaped roofs, generous porches, and free-flowing living spaces. The Seawatch Coastal Living 2009 Idea House will feature these same traditional aspects, yet incorporate the latest in design and construction techniques including Mark Saunders Luxury Homes’ signature five-sided architecture, thoughtful outdoor living spaces, spectacular master bedroom, bath, kitchen, and other innovative Idea House features.
Each neighborhood in Seawatch is focused on the surrounding habitat. Reserved and protected natural spaces and recreation areas are designed to benefit the entire community. Blessed with natural features found throughout the eastern Carolinas, the Seawatch landscape is abundant with native flora and fauna, and majestic oaks accented by serene ponds and marsh savannas. Planned amenities reflect this environmental regard including a 23-acre amenity park, more than 20 miles of walking and biking trails, and direct access to the Intracoastal Waterway.

After it is completed in late summer, the 2009 Coastal Living Idea House at Seawatch will be featured in the November 2009 issue of Coastal Living magazine. Tours will be available in the fall with proceeds going to support local charitable organizations. Last year it was estimated that over 10,000 people from around the country toured the Coastal Living 10th Anniversary Idea House.
